Investment risk assessment determines whether a lender will approve your application and how much you can borrow. For ambulance officers, your income stability works in your favour, but lenders now weigh several new factors that directly affect your loan amount and interest rate.

How Lenders Calculate Your Investment Loan Serviceability

Lenders assess every new investment loan at an interest rate 3.0 percentage points above the actual product rate. If you apply for a variable rate loan priced at 6.2 per cent, your application is tested at 9.2 per cent. This buffer has been in place since October 2021 and determines how much rent and salary the lender believes you need to cover repayments if rates rise sharply.

Consider an ambulance officer earning $95,000 who wants to purchase an investment property using an interest only loan. The lender calculates your monthly commitments, adds the investment loan repayment at the buffered rate, deducts 20 per cent of the expected rental income to account for vacancies and maintenance, and checks whether your remaining income covers living expenses. If the numbers fall short, your loan amount is reduced or the application is declined.

Debt-to-Income Limits That Apply From February 2026

From 1 February 2026, banks can lend no more than 20 per cent of their new investor loans to borrowers whose total debt is six times their gross income or higher. If your household earns $120,000 and you already hold $600,000 in home and investment debt, any new investment borrowing that pushes your total above $720,000 falls into that restricted category. Some lenders exhaust their 20 per cent allocation early in each quarter and stop approving high DTI applications until the next quarter begins.

In our experience, ambulance officers with existing mortgages and overtime income often sit close to the six-times threshold. If your application is declined on DTI grounds by one lender, another lender with capacity remaining in that quarter may still approve it. Timing matters, and so does the way your income is calculated, because not all lenders treat overtime and penalty rates the same way when assessing your gross income figure.

What Risk Weighting Means for Your Interest Rate and LMI Premium

Every investment loan is assigned a risk weight by the lender's prudential regulator. Higher risk weights require the lender to hold more capital against that loan, which flows through to the interest rate you pay and the loan to value ratio at which Lenders Mortgage Insurance is required. Investment loans attract higher risk weights than owner-occupied loans at the same LVR, and interest-only investment loans carry higher weights again.

An investment loan with an 85 per cent LVR on an interest-only basis is classified as higher risk than the same loan on principal and interest repayments. The lender prices that risk into your interest rate, typically adding 0.3 to 0.6 percentage points compared to an owner-occupied variable rate. LMI premiums also rise with risk weighting. An ambulance officer borrowing $450,000 at 85 per cent LVR on an interest-only investment loan may pay $12,000 to $16,000 in LMI, compared to $8,000 to $11,000 on a principal and interest investment loan at the same LVR. The premium is paid upfront or capitalised into the loan amount.

Negative Gearing Rules That Changed in May 2026

Investment properties held at 7:30pm AEST on 12 May 2026, or under contract at that time, continue to allow full deduction of interest and holding costs against your salary. Properties acquired after that date are subject to a new rule from the 2027-28 income year: losses on established investment properties can only be offset against income from other residential properties, not against your ambulance salary.

If you purchase an established investment property now, you can still deduct all costs against your salary until 30 June 2027. From 1 July 2027 onward, any loss is carried forward and deducted only when you earn income from that property or another residential investment, or when you sell and realise a capital gain. Eligible new builds remain exempt and continue to allow full deduction against salary. This changes the cash flow equation for ambulance officers who rely on negative gearing to reduce their annual tax bill and increase after-tax income.

Capital Gains Tax Calculation From July 2027

From 1 July 2027, capital gains on investment properties are split into two portions. Gains that accrued before 1 July 2027 are taxed under the existing 50 per cent discount method if you held the property for more than 12 months. Gains that accrue after 1 July 2027 are indexed to inflation, and you pay tax on the real gain only, with a 30 per cent minimum tax rate applying to that indexed portion.

If you buy an investment property now and sell it in eight years, you will need either a market valuation as at 1 July 2027 or an apportionment formula published by the ATO to separate the two portions of the gain. Eligible new builds give you a choice at the time of sale: apply the old 50 per cent discount or apply indexation and the 30 per cent minimum rate, whichever results in less tax. The minimum rate does not apply if you are receiving the Age Pension, Disability Support Pension, parental leave pay or JobSeeker in the year you sell.

How Rental Income is Verified and Discounted

Lenders verify expected rental income using a valuation report or a rental appraisal from a licensed property manager. Most lenders then apply a 20 per cent discount to that figure before including it in your serviceability calculation. If the property manager estimates $550 per week, the lender uses $440 per week. The discount accounts for vacancy periods, maintenance costs, property management fees and rates.

Some lenders apply a higher discount, up to 30 per cent, if the property is in a regional area or if your investment loan is structured as interest-only with an LVR above 80 per cent. If you already own one or more investment properties, lenders may also increase the discount on subsequent purchases to reflect portfolio concentration risk. Ambulance officers considering a second or third investment property should expect tighter serviceability on each additional loan, even if the rental yield is identical.

Foreign Investment Restrictions That Narrow Your Property Search

Foreign persons are banned from purchasing established dwellings in Australia from 1 April 2025 to 30 June 2029, with limited exceptions. This restriction does not affect Australian citizens or permanent residents, but it reduces competition for established properties and shifts foreign investment toward new builds and vacant land. Temporary residents can still apply for approval to purchase new dwellings.

For ambulance officers who are permanent residents or citizens, the practical effect is a smaller pool of offshore buyers competing for established stock. Vacancy rates in some apartment markets have risen slightly as foreign investors exit or hold off on purchases, which can affect your rental income projection if you are targeting an apartment in an area with high foreign ownership.

When Offset Accounts Do Not Reduce Your Loan Amount

Most variable rate investment loans offer an offset account that reduces the interest charged each month. If your loan balance is $400,000 and your offset account holds $50,000, you pay interest on $350,000. The offset account does not, however, reduce the loan amount used by the lender to calculate your LVR for capital adequacy purposes. Your LVR remains based on the full $400,000 loan balance.

This distinction matters when you are close to an LVR threshold that determines your interest rate or whether LMI is required. An ambulance officer refinancing an investment loan with $420,000 owing and $80,000 in offset may assume the effective loan balance is $340,000, but the lender calculates LMI and risk weighting on the full $420,000 figure. Offset balances do, however, reduce the interest you pay and improve your cash flow, which is reflected in your tax deduction each year.

Hardship Provisions Under the National Credit Code

If you cannot meet your investment loan repayments, you can give your lender a hardship notice verbally or in writing. The lender has 21 days to request further information and must respond within 21 days of receiving that information. If you do not provide the information within 21 days, the lender must respond within 28 days of the information request.

The lender may agree to reduce your repayments, extend your loan term, switch you from principal and interest to interest-only, or defer repayments for a period. Hardship provisions apply to investment loans held by individuals or strata corporations. They do not apply to loans held by a company or loans used wholly or predominantly for business purposes. Ambulance officers who structure their investment through a family trust or company may not have access to these protections.
